Spots are limited each month, and every setup is accepted by application. You're paying a $100 application fee now, which is credited in full against your $5,000 setup fee once you're approved and we begin. If we can't take your project, the $100 is refunded.

How it works
- Apply. Submit the $100 application. Tell us about your market, your property (or the one you're chasing), and your timeline.
- Approval. We review and confirm we can take it. If not, your $100 comes back.
- Analysis & design. We run the numbers on the market, plan the theme, and source the full furniture package. You approve the renders.
- Setup. We come to the property and build it out — furniture, styling, bed placement, the works.
- Launch. Listing built, description written, pricing strategy set, guest templates loaded. You go live.
What the setup fee does not include
The fee covers our work. It does not cover your property or anything in it. Clients are responsible for all property and furnishing expenses.
- Property rent or purchase
- Security deposits
- Furniture, decor, appliances, and supplies
- Utilities or wifi
- Cleaning services
- Hauling or disposal of existing furniture
- Repairs, painting, or patching
- Mounting requiring drilling into brick, tile, or concrete
Properties must have working power, water, and heat at time of setup.
